Hi guys,
I have a question. Besides Newspapers and ofcourse placing signs all overtown.
I was wondering about online advertising, I advertise my Mobile Homes online and I like the results, but where I advertise its for Mobile Homes only.
So, anyone found any free advertising online worth anything?

Note it doesnt have to be free, but, I usually put out 10 + free Mobile Home ads online and I get good results from them. I would love to find the same stream but for my real properties.

    Well the first one was pretty generic: We Buy Houses any condition, anywhere, any price. Call xxx-xxx-xxxx.

    The newest ad says:
    WE BUY HOUSES! Behind on payments? Lost your job? House vacant? Need repairs? Facing foreclosure? Call us today, xxx-xxx-xxxx we can help!

    I find about half my deals through the MLS. The other half I find by driving around.

    May I ask a question about MLS?? When you use the MLS, do you have to then pay the realtor a commision, or how does that work?

    We Buy Houses ads kind of make you blend in with the competition. People have become largely desensitized to those ads (kind of like car alarms). Are these ads aimed at potential Lease Option clients?

    This ad that works pretty well for me:

    " I buy houses with closing in 10 days and no closing costs or clean up by seller. 333-1212"

    The ad is there to get responses, it really doesnt matter if you can close in 10 days or pay the closing costs. You can work that out once you start getting calls.

    I try to get 3 percent on high-dollar homes. With a credit score of 580-600 or more (still bad credit), some lenders will loan 100 percent with proof of 12 consecutive on-time payments.

    A T/B list grows stale very quickly; they will spend that money on something else. I would recommend finding the Sellers first.
