AD Kessler Mentoring Program?

I received an ad in the mail a couple weeks back for a free book and video from AD Kessler. It was only $7 for shipping and handling, so I said what the heck. The book was a pretty good read and the video made sense.

Now of course I suspected there was something more to this whole deal and of course there is. I got a phone call last night regarding a mentoring program. It involves 10 weeks, about an hour a week of phone lessons, and then you are on the program for 12 months. The kicker is that they want $10,040 for this program. At first I practically choked when I heard how much it was, but they have what they call a success guarentee, in which if I dont make double that in those 12 months, I get my money back(of course there are a few stipulations such as you have to "attend" all 10 sessions and you have to make 25 written offers in that time).

As I said, I practically choked when I heard the cost, but if its guarenteed to double that amount, is it worth it?

Has anyone else here heard the pitch or even signed up for the program? Let me know what you think.

    I have been through the same thing. I got the book and the video just as you did and since then, I have been called about once a month by Kessler's organization with them trying to get me to buy their mentorship program. While I did find the book to be well written, I do not feel that ANY mentorship/coaching program is worth that much (unless they're going to come to your city, locate deals, put up the money, and then hand you the profits!).

    My suggestion... spend a bunch of time on sites like this one. Any questions you have about methods, proceedures, theories, or even specific questions about a particular deal will most likely have already been answered. And if you still can't find the info you are looking for, post a question----It will not only serve to help you, but it will also help everybody else out there seeking the same (or similar) info.

    I was mentored by AD Kessler org. They took me through a deal that I could have done myself. I need a coach that says do this do that, don't do this, you made an error, have you thought of this. But no, they just wanted to know what I did this week. Then, suddenly, my time was up. I bought my first property through a Realtor because it was a HUD home. I could have done that myself, which in fact, I really did, and I wasted a lot of money. I'd say find a deal yourself, make mistakes, learn from them, ask questions here, and on ****This URL Not allowed****.com, and get out there! I have attended several gurus' seminars and have always learned something. I go because I don't want to reinvent the wheel.
    I am an admitted collector/reader of people's systems - but these I get because I want references to find more creative ways of doing business. But there's nothing like just driving around, looking for a vacant, ugly, or even an FSB
    O house that screams there may be money there. I have several copies of AD Kessler's book, and I also have a couple of his systems on tape and manuals. BUT I paid for them.. lots of $$. You don't have to go that route.

    I sometimes hear them laughing all the way to the bank.

    I've posted several times on several different REI websites that addressed the same concerns you posted.
    And yes, I have went throught their "mentoring/coaching" program. So I can speak from experience.

    I'll save you the time and sum it up in 3 words....

    DON'T DO IT.

    I only wish I could sell the cheap material they sent me, and sell it on ebay.
    But, I'm not that cold-hearted to do that to someone

    ...there's better stuff out there and far less expensive.

    I haven't been here in a while so I don't want to go to jail so here is a random example, wink wink.

    I talked to a home owner that just wants out of there house signed a 5 yr lease for mtg payment and the option was the mtg pay off (76k now) (settle down they are one contract). I paid him $1.00 option

    I recieved 3.5k option $200 cash flow sell price of 95k

    No where in the post did I mention a Realtor.

    Get motivated owners to call you.

    Everyone says there are better systems/books out there, but what are they? I am very eager to learn and even after a couple of the negative posts considered trying it anyways. Now, Im not so sure. However, I dont know what to do next. Ive read about a dozen or so books. I would really like it if someone could hold my hand through the first deal. I was expecting ADKs program to be like Congole mentioned.

    So is this a Nike commercial, "Just do it"?
