Who Can File A Lis Pendens?

Can a buyer who is under contract to purchase with an equitable owner place a Lis Pendens against the property under agreement? Keep in mind the agreement is with the equitable owner and is not with the titled owners. Any legal opinions out there?

Thanks in advance

You can easily learn all about the PA LP law by finding then carefully reading the PA Statutes online, and with their index, find LP therein to see what is required of an LP filer in PA.

As I say, in most (all?) states, NO LP can be recorded unless suit has already been filed...so this person may be running a bluff to see how much they can scare you.
