What Loegal Forms Needed In MT?

Currently being a rental in Cut Bank, MT and am a new landlord. What contracts/info must I show to get this "new" tenant" a lease. Tenant currently not on a lease and is on a month to month deal. Colin Anyone from MT or Cut Bank area?

    I always set up separate EINs but I only use one bank account.
