Warranty Deed?
Here I go with another dumb question, but I want to learn.
If an owner offers a property with a "warranty deed" does that mean that it does not have any liens against it? or any loans were put on the home? Do I still need to run title check for it with a title company?

I see that you are in California, so you would use a Grant Deed.

I only get a preliminary examination done (current owner forward).

What do you mean by preliminary examination (owner forward)?
That they check from when the last title policy was issued (to the prior buyer) to the current date. This is a lot cheaper than searching the entire chain of title back to the original grant.
