    Warranty Deed
    Deed that assures that the title to a property is free of any legal claims or encumbrances and includes covenants of seizin, express warranties of title, right to quiet enjoyment, freedom from encumbrances.

    Quitclaim Deed
    Deed that conveys only the grantor's rights or interest in real estate, without stating the nature of the rights and with no warranties of ownership. It is often used to remove a cloud on a title

    Transfer of Ownership
    Legal means by which a piece of real estate changes hands

    Bill of Sale
    A document transferring ownership

    How would I transfer a deed from my father(who recently passed away) to myself, I have 2 sisters. Is it absolutely necessary to go to an attorney to have this done?
