screwed on quit claim deed

An alcoholic uncle of mine signed a quit claim deed over to a bad seed investor last week. The guy promised to pay 5k now and the rest after he fixes it up and sells it. He hasn't received any money yet. Is there any way out ???

    If the alcoholic uncle was intoxicated when he agreed to the deal, he could get the agreement rescinded (undone). Alternatively, he could assert fraud against the guy. Either way, you should have an attorney send the guy a letter to get his attention. But you better do it quick because if the guy has any liens against his name, they have already attached to the property.
