Recording Sequence Vs. Document Dates

Ok, I am wondering about the sequence of dates in this case. I was to close on a purchase last week. The morning of the anticipated close date, I executed a warranty deed to transfer the property to my LLC. The closing did not happen last week and is to be rescheduled for next week. Now, can I use the same warranty deed to my LLC even if it was signed before the actual closing?



Of course, I would only record the deed after the closing has recorded. I was woindering if the ownership goes by the date it was recorded, or by the date the document was signed?

    Depends on the state. In most states its the recording date that counts.

    I am wondering if the deed you prepared will stand up as a legal document since it was executed prior to your ownership.

    On the date you executed, you were not the legal owner and had no legal standing to transfer title.
