"Reasonable Attorney Fees"

I have my lease option and subject-to paperwork ready to be reviewed for my state (Washington). I have two questions: (1) In looking for an attorney to do this for me, what should I be looking for? (2) What should I expect to pay as reasonable attorney fees? Thanks :-S

    Sell my primary resident to my LLC to claim 250K exclusion. I wan to sell it with seller financing to keep the good interest rate.
