I get a quitclaim signed by the home owner. Why are you using a Quit Claim and not a Grant, Bargain, Sale deed or Warranty Deed? I don't file it. Why not? Does your state requirement not require to make transfer legal? I simultaneously close without a seasoning issue on the title. HUH??? The second investor has just purchased with his financing and all is well. Are we doing a double escrow and what do you mean all is well??? How much time am I looking at? Don’t know what you mean or it also depends upon where you are??? Am I good or is this some real junk like my builder I asked about and his loan fraud? Did you commit loan fraud???? John (LV)
