QuitClaim Deed/Texas
My father “QUITCLAIM” a 3 bedroom single family home with no liens on the property, but I would like to know if I have the right to(refinance) get a home improvement loan. Does the deed give me sole title to the property? What is the difference between a QUITCLAIM and a Warranty Deed? >:(

Yes you are the owner of the property and you can refinance as you wish. The difference between a warranty deed and quitclaim is the quitclaim expresses no garrantees that there are no leins on the property. The warranty garrantees free and clear title, unless stated.
