Question About Quieting A Title In Florida

I bought a house I rehabbed from the list of lands available from a county here in FLorida. It was on the list 3 years and I was wondering if I will need to quiet the title since it has been so long on the list. I asked several title companies but it seems no one wants to give me an answer unless I hire them to do a closing.

Has anyone here ever dealt with buying from the list of lands available? Did you have to do a QT anyway? And if so any recommendations on a lawyer that charges less than $1000 to do it?

    I bought a property from the city...same situation. I paid $1,500 for a vacant strip of land along a highway.

    When I tried to close on the property a year later (had a contract for $9k) I was told I needed to get Quit Claims from the previous owners, which I did.

    Then I was told by the Title Company that I needed to institute a Quiet Title action since the previous owners had a few judgments against them. I was quoted $2k by a lawyer for the QT action. The title company told me the judgments would fall off in a few years if I did nothing....which I opted to do.

    A title search may tell you the Quit Claims may suffice in your case. Good luck.

    I have not been able to locate the former owner as he was sent to prison.
    I guess the QT is my only recourse. The price os the QT has gotten ridiculous. I think for the last one I did the lawyer spent all of 1 hour all told doing the paperwork and other stuff and charged me $1500[ Edited by linlin on Date 02/11/2006 ]
