I just aware I have to provide to the tanent, within 30 days of the lease , the info on their security deposit, i.e. whcih bank, non interest bearing, etc. in Florida. Now their lease is about to end, what should I do if we have any dispute ? Will they use this aganst me if I take any part of their deposit ? They usually pay rent 4-5 days late and refuse to pay any late fee, what can I do about it ?

You leave out a lot of information, such as, did you inherit this tenant? Has any interest money ever been paid? Do you have a written report on the original condition of the apartment?

My suggestion would be to go online and find housing information from your State General Laws. Look up your state security deposit laws, or call your state house book store, and get a copy of your state law mailed to you Quickly.

If you have an attorney, he or she can provide you with not only the correct information, but how to correct any errors you may have made so far.
