Multiple Vehicles

Never had this problem before, and not sure if I can do anything that has the force of law. Parking for 2 cars per unit. Nothing in lease about how many cars you can have. If a tenant has 3 cars, everyone complains no space to park. How do get the 3 vehicle tenant to park the 3rd car elsewhere? One tenant has a vehicle for sale, unmoved after 3 months.

    Several solutions come to mind. The most obvious is to place something in the lease that limits the number of cars on the premises. A second is to look at the terms of the lease and see if there is a clause that looks like "behavior that compromises the comfort of other tenants is not allowed". Third, you might just talk to the tenant and ask them not to park more than two cars. Fourth, you can make parking assignments for the tenants in the spaces. If the tenant refuses to abide by these assignments, there may be something in the lease that allows you to threaten eviction for lack of compliance. Overall, this sounds like something that is not too hard to resolve with proper reason and discussion. Good luck![ Edited by edmeyer on Date 10/06/2005 ]
