Lwasw Vs. Rental Agreement

To All,



Is there any difference between a Lease and a Rental Agreement? Any benefits to titling it one vs. the other? I recall reading somewhere that there is a legal difference and one of them gives the Landlord mor powers. Is this true or just a figment of an overactive imagination?



I would appreciate all input on this.

NB: The title should read Lease Vs. Rental Agreement not "Lwasw".

    This may vary with state law but I believe they are the same thing.

    There is also a "Use and Occupancy" agreement which in its definition does not create a leasehold interest and therefore does not require an eviction suit in order to return possession to the landlord. However they are usually used in order to keep some cash flow going while some other issue is litigated in the eviction court.
