I was wondering if there is a form, that secures my gains from the seller when I flipp his/her property. option agreement or anything else. I need an agreement that when presented to the title company they will dispurse my funds directly to me.

When you have the contract with the seller, you ASSIGN the contract to your new buyer and instruct the title company to include your assignment fee in the HUD 1 and pay you at closing.
