How To Remove A Person From Title? Please Help

hi all
my father has a rental property here in az and made the mistake of putting on my step sister on title. this was about 5 years ago she has since moved out got married and declared bk a few months ago. he is the one that was writing all the checks for anything that had to do with this house and she is nowhere to be found, what can we do if she doesnt want to come off
all i can find is a thing called a "quiet title action" what do we have to do
please help me

    There sure is a way but I believe it has to do with, who has all of the reciepts for the last few years as proof that she abandoned the propery, I have seen it done my sister did it when she broke up with her boyfriend and took him off her tittle but it was also quite a few years later.

    James,

    If you want an answer I believe that you might be need to be a bit more specific.

    If they are doing a refinance, then I believe that your parents might have a few days to cancel the transaction if they change their minds.

    However, your original post is not clear enough that is why you were asked for what.

    since january our house payment has not been payed. so obviously pre-foreclosure has started on home. we put house up for sale in february. and roughly 50 days ago is when my parents signed papers for sale of house. i believe thats what you were looking for. it was a 60 day escrow that closes on july 20th for the sale of a home not refinance
