Contractor Invoice Amount Final?

I am sure this is a familiar situation to most of you.



Drywaller sends in an estimate that says: Labor and tools only, hang and finish 3515 sf ceilings and wall

level 4 finish.



I call them and re-discuss what needed to be done.



They agree,

I write: paint ready - all walls. Call before you texture.

Start immediately, please call with your start date. and then I sign it in my companies name.



I get the invoice, and they added a charge for texture, a charge for patching, and some charges for some supplies.



Am I liable for all the additional charges? I have faxed them a letter stating what I would pay for, and they faxed back a notice to place a lien against me.



Anyone go through this to court or did you get it resolved before then?

    Was your home inspector licensed? If so, I would file a complaint to the licensing board. In some areas licensing fees include a contribution to a fund to provide restitution to those who are burned by the (now former) licensees.

    Probably not. What do you mean by "rigging the outside electric box?"
    Were the "rigging" and the faulty meter pan and parts, items that were observable without an intrusive inspection? Or was it hidden?

    Make your payments. In full. On time. It is what you said YOU would do. Why let a bum initiate foreclosure proceedings?
    But try to renegotiate? Sure, why not?
    Sue? Sure. If there is an actual sales contract or legal breach that provides you grounds to sue.

    Is any of this transaction formalized/documented? It sounds pretty casual in your narrative.
    Why was the deed recorded without terms of sale, a la, deposits and rent check, honored at time of closing meeting?
