Code Enforcement Lien Appeals

I am currently on my 2nd attempt at requesting code enforcement lien appeals with the county. I purchased the property through tax deed. There are two liens, both of which reached their max. amounts of 5k and 10k. I orginally offered 10% (1,500) of the lien amount. I plan on raising my offer to 25% (3,750).



Is there an amount that a county would normally want? Am I going to have to pay the whole lien? I was aware of the liens when I purchased the property.

    In Santa Clara Cty, CA there is no appeal, and the violations must be corrected.

    I am trying to get a place on SS that has a violation for 86 and abother from 91.

    Even paying the estimated 50K for the repairs, the place is a deal.

    also if the loans are full recorse or not or if the state they are in has special treatment for purchase money v. non-purchase money mortgages.

    I disagree with rglover. Your friend has assets. Your friend will most likely get a deficiency judgement against him if he guaranteed the mortgages.

    Some loans, mostly subprime types, may contain a universal default provision (common in credit cards these days) such that if he defaults on ANY loan, it triggers a default on the others. Its hard to answer your question without looking at the documents first.

    thanks guys. further inquiry into his situation is that he basically took out 80% HELOCS and that lender fraud is not an issue. property can be sold close to or above what is owed. he of course personally guaranteed these equity lines.
