Can You Assigned A Contract For Deed To Another Buyer

Is it possible to assigned a contract for deed to another buyer. I will be the original buyer and tthe owner wants to sell me their property but they obtainted it in a quitclaim deed. I know the proerty is free of title defects becasue I did a title search. However I can get the property for considerably less if I buy through a contract for deed. I know you can do this as the seller but what about the buyer.

    Generally if buyer has written in "Buyer or his Assigns", it's a clear tipoff that B might well be assigning it prior to close, and S has no legal way of preventing it.

    But I'd clearly write in that "Buyer may assign this contract to another person, at B's option", so the issue CANNOT be easily overlooked by S who might then complain that you'd slicked him by bringing in somebody totally unknown and unapproved on your personal deal.

    The more disclosing you do openly, the fewer subsequent problems you'll have, IMHO. A side benefit is the Sellers come to respect your forthrightness, honesty and candor, and that'll take you far.

    Another possibility is to chain a contract for deed behind yours. That is you offer a contract for deed to your new buyer. When your new buyer exercises the contract with you, you do the same with seller and property is passed to your buyer.
