Does anyone have or now of a place where I can get a buyers contract that has an outline of what is needed or one I can modify. I don't have one or really know what all I need to put in it.

Also local MLS Office will likely have RE P&S Agreements for use by local RE agents, and that might work for you.
As to what to include in the P&S agreement, this is getting into law practice, and you'd be best advised to have a lawyer do the agreement/contract for you so you know it's done well, covers what needs to be covered, and will hold water.
