Anyone Can Share A Trust Documet Example
My mom wants to put her house in a trust. I have spent months seeing lawyers on consultations with no results. Either they think the estate is not "valuable" enough for a trust, or they think trusts are "worthless if you are not a millionaire", or they want an outrageous amount to setup the trust $2000-$3000 or some such.
One real estate attorney told me lands trusts are very stupid things to setup and he did not understand why anyone would want to set one up.
If anyone has a draft they can send me please post here and I will contact you. Or if anyone can recommend a book with examples. I read Bronchick but no examples there at all.

I had already ordered the book from Amazon and after 4 weeks it had not arrived. About 10 minutes after I posted the message mailman arrived with the package - go figure.

Although I do not understand why, I do know lawyers are in general, not overly friendly toward use of common law trusts for holding RE. And I"ve heard and read lots of ignorant statements made by lawyers on the subject.
I've used trusts for years, and have deep respect for the whole concept, strategy and historical use of trusts for management, anonymity, probate avoidance, etc.
NOLO Press has a book or two for laymen on the topic, and as mentioned, Bill Gatten is a very real authority on trusts and their uses.
Bill Bronchik, an attorney, has some good materials on trusts and has put it into readable layman's language
