What are the laws or restrictions when advertising for private investors in the newspaper or direct mail?

    thats a very, very open ended question. can you be more specific? also, what state are asking about? these questions are state specific.

    I am in Texas.

    I guess I'm asking if it is legal to put an ad in the local newspaper like:

    "Wanted: private investor needed for real estate project. Will pay 15% annualized percentage rate"

    I have read that there are securities laws that you need to be aware of if you advertise for investors.

    Try searching for "Blue Sky" Laws on the web. One note is to not give specific rates of return in the ad. Make the ad general as far as the money but of course specific
    to "Secured by Real Estate", for example.
    Also, advertise for "Accredited Investors".
