Zoned Industrial

I've only ever invested in SFH and have never ventured into comercial props. However, a lady called me yesterday to see if I wanted to buy her indust. prop. It's one acre, zoned industrial, with a 30x60 building and a 3 bed/1bath house on prop. She use to live in the house, needs rehab. She owns it free and clear. Asking 67k.

what do I need to look for as far as potential problems w/ industrial prop?

As I said earlier, I have zero experience with commercial props. If it looks like a potential deal, I'll hit the books and seek advice ASAP. I don't really know what a good commerical deal looks like without doing more research. Just wondering if there was any key elements to look for in industrial/commercial props versus SFH. The owner told me that someone can live in the house. I question this if it is zoned industrial. Any thoughts/insite to a potential commercial newbie?

    I would think someone would be able to live in the house you have to check with the city though.
