Nj Inaccessible Lot But Not According To Tax Map Help

I have a lot which is inaccessible. According to a tax map there is a road but instead there is a basketball court. there are sewerage lines there but no electricity. there is one more lot right next to mine. Anyone know what can i do to make it accessible how can i approach the municipal. What are the things i should look for thank you

    The tax map may be showing a "paper street" -- ie, one that exists only on paper. Suggest you take the legal description in your deed to the Twp zoning officer and also a RE attorney to determine your options (presumably an easement through a contiguous property that fronts on a "real" road).

    Just curious, why did you buy a lot that has no frontage on an existing street?

    If you go back through the history of the title to this property you will find the point at which it was subdivided from the larger parcel. Odds are that at that time the paper street was created and deeded to the city which, rather than building the street called for built the basketball courts. Careful review ot the dividing documents is in order. There may be a requirement that the city build the street. At the very least the landlocked status of your lot would have created an "easement by necessity" across one of the other lots-- probably through the basketball courts.

    A good RE attorney who is familar with the technicalities of the NJ law on such matters is in order.
