Who's the agent handeling the forclosure?

I am new to investing. I have no problem finding the foreclosure's. My problem is finding the REO agent or company that is handeling the sale of the property. I went downtown and got copys of sheriffs deeds, mortgages, etc. None of these give information on who I should get in contact with to make a offer on the property. The paperwork I have been able to find will give A address or phone number that is out of state, however, they never seem to know anything about the local information. HELP! : confused

    hi how are you, good i hope and may you have great luck in investing.
    unfortunately i am not here to answer your question because i am just getting into investing myself but the question i have is how and where do you find foreclosures? when they are in the paper they are usually way too much money and sold...?

    i am a loan officer of about a year and a half and love the business but like most, since i work in it i see the non creative financing, but want to get into the odd stuff for myself

    i hope you can tell me where i can look for the foreclosures

    Hi, guys.

    Check your city hall or county records office for default notices. Let the people there know that you're new to this and need help. Most of them are only too happy to show you where and how to look.

    These are pre-forclosure. You contact the owners. A simple printed postcard, telling them that you're a private investor and buy houses (and that foreclosure is no problem) is the way in the door.

    Thanks for the response guys. First of all to "Slawek" You can go online to "forclosurefreesearch.com" or "realtytrac.com" They both have good leads to forclosures, and pre-forclosures. However is the property is allready sold, you can ask the listing REA for his or her other forclosed lists. "Aklein" I have had limited success with pre-forclosures. Personally, I prefer to get the property after it has gone through the whole process of being forclosed. To me it seems you don't have to deal with as many people, and as much red tape. What i'm looking for is the realestate agent that is showing and marketing the forclosed property.

    Have you tried the Assessor's Office in the cities where the properties are located? They usually have the Mortgage Companies name, address, and phone number in their computer systems.

    You could also contact the owners after the sheriffs sale. There is usually a 6 - 12 month redemption period and you can obtain the property from the owner directly.
