go down to the court house. Usually a service provider will have a flyer on the bulletin board posting their service.

In my courthouse I search for the following Notices.. Trustee Sale, of Default, and Intent to Forfeit (seller contract default). You may be able to search your court docs free online from home. Search court sites in http://www.searchsystems.net.

has searching from that site provided you with up date information in real-time?

What the searchsystems site does is direct you to the actual courthouse sites in the county you want. Their links seem pretty good.

The thing about using websites for foreclosure data, is a risk of getting old leads. The best way to determine if you are getting the best leads, is to compare to the legal newspaper.

If you get a list and it never shows up in the newpaper then that list is very old, and used.

The best way to get fresh leads is to search the county records daily yourself, or pay someone that is going down the everyday, to pull for you.

    Good disclosure.

I would also type up a separate disclosure in about 20+ point font and have your attorney review it spelling out the basic terms of the sale. Put a statement that the sales contract is the binding agreement, but it is just one more document to help cover your tail.

Pretty hard to change things once you deed your property away. She could try to claim it was under duress. Best bet would be for her to offer him something to sign it back to her. What can she give him that he really wants? (Or not give him; like "the boot"wink.
Basically he will have to agree to anything done with the house if he is on the deed. Perhaps if the alternative is to lose it he will agree to sell if he gets a cut.
Or perhaps it is time for you to go visit your beloved mother and knock some sense into your brother while you are there?

Not much help, I know, but what can you do?

Here in NC, you can buy a property for $1 as long as it is disclosed properly.
