Where Can I Find A Good Foreclosure Database?

FoZo profile photo

I am trying to get started in foreclosures and wanted to start searching some out. I have hunted around the internet and found a few websites that allow you to search their database for foreclosures in your state/county.

Well the only problem is that these sites don't seem to be able to deliver what they promise! I have found Public Notices published in the local newspaper that list properties to be sold within 1-2 weeks at the courthouse. I think these are about as "in the foreclosure process" as you can get. Yet when I logged into these databases, these properties are nowhere to be found! Is this commonplace for these types of services? Mind you, these were PAY sites...not freebies!

I don't mind paying for a good service that is up to date. Can anyone point me in the right direction to a foreclosure database/website?

If you can't post, feel free to email it to me.

Any help is appreciated.[ Edited by FoZo on Date 11/19/2003 ]

    FoZo,

Have you tried the Riverside County Recorder's office/web site?

    Good luck!

How about asking some of the investors in your local Real Estate Investment Club. I'm pretty sure there are Investors doing foreclosure in your area...they would know of companies that provide the type of data you're looking for. Also, I would highly recommend that if you're not part of a REI Club that you join one...the networking and exchange of information and ideas is an important part in building up your REI knowledge. Good Luck! Eric

we use realtytrac, but i would like to see what services other investors use. it costs about 20$/mo and gives us reasonable accuracy and average lag in posting time. it seems like all the online lis pendens databases have the same format/info, but i'm sure i haven't seen them all.
