Where are the real hard core investors?

Seam like everyone on this site are beginner investors. Dose anyone know of another web site where I may find real estate investors that been in the business for a few years? i dont find to many long term investors on here...

    Ther are many with lot's of experience here, ask some good questions and they'll chime in. If you are looking for different sites try typing in real estate investing, or creative real estate investing in the search function of your computer.

    Shawn is right. There are some serious investor and people who have done this for years that watch these boards.

    I have been lurking here for some time and have seen many people find answers to their questions.

    Thanks gentlemen. I just have not had much luck on this site. I have posted a few things on here, the only people that respond are new investors, not to be rude however really have no clue what there talking about. I been investing for a few years now and a real estate banker for 12 years. I posted a few question and did not have luck...

    Thank for your help all. I'll just keep reading over old messages that were posted in here in the pass and hopefully get the info I was looking for.

    What would you like to know today, apparently whatever you posted before did not catch my attention, but then that happens.

    Welcome on board this board, there are some as you refer to them "hard core investors" on this site, I don't consider myself hard core, but I have bought and sold a property or two.

    You can also try running a simple add in the real estate or business section of your local paper. Also, contacting brokers and realtors would be valuable because they can provide a lead. And if you want to be real savy, offer them a piece of your potential profit from their leads.

    There are a lot of posts that come through here. I get on just about every day, and there are still lots of new posts that never catch my eye. Just because someone didn't reply doesn't mean they're not here.

    I've had some good luck sending PM's to people who I think will have a good opionion on certain things.

    Notice that Donald Trump isn't on this board. Bigger players move on to bigger things and pay consultants and consult with peers rather than surf for free information like most of us are doing now. I'm not sure what you're looking for, but you may need to get out and start talking to people to find what you're looking for.

    One problem you may have is that from your post, you have been a "Real Estate" Banker for 12 years. What is a "Real Estate Banker" anyway? In my neck of the woods, and granted we are rednecks for sure, a banker is a banker and a mortgage broker is a mortgage broker. Most Bankers I know wouldn't recognize a creative deal if it bit them in the a**. No offense to you, you are one of the ones trying to break away from the conservative role. Ask away or PM me and I'll be glad to give my opinion. I have lot's of opinions, some you might even agree with. I haven't done 5-600 deals like my esteemed colleague John Locke, but I do seem to have a knack to make money without using my money. In fact, most of my adult life, when I want something I don't feel I can afford, I don't go out and get a loan for a depreciating asset, I go out and buy more money. Most of the time it's thru a property that has a positive cashflow.

    You are right most real estate bankers have no clue with creative investing, as you know bankers have there own fund and brokers are a middle man yet knows a lot more to find funds for loans. My partner and I are closing on a deal first of the week doing a short sale. and netting around 20,000 w/o using our own funds. Just from my posting in the pass it seems the only people that respond were new investors.
    Hey lets me ask you. Do you know a hard equity money (lender, private investor) going off the appraisal value and not sales price (60 LTV or lower) that dose loans nationwide or in the North East (Vermont ). I do loans nationwide yet not these type of loans, Looking for this myself i picked up a few property in VT, looking to flip to another investor, yet that investor can find that hard equity money.

    Unfortunately I don't, I've never used a HML before cause I won't pay their fee's. I would use one or several credit cards, or ask some of my elder friends that are earning 2% on there money.

    Maybe some of these mortgage brokers will answer you.

    Sometimes you have to yell.

    Hey Mark,

    Please keep in mind that being listed as a newbie doesn't mean that you are one in the business. You've been in the business for 12 years, but still have to start as a newbie. I know that there are some posters that have never done deals offering information that's a little 'off the mark' but at least they're trying to help with the knowledge that they have.

    I also did a quick check thru your last 10 posts and the only questions that you had asked were answered by TheShortSalePro (very experienced) and a newbie who seemed interested in your properties. Also, most experienced investors won't answer anything unless they are pretty sure of the answer (the difference between newbie and experience ).

    As far as your HML question here, I'll try to PM you some info that may help.

    Mark another thing to remember is just because someone maybe classified as a rookie invester on this site, it has nothing to do with their experence, only their time on this site. There is alot of knowledge on this board.

    This is my second day and I could not believe the activities by all participants.
    Remarkable and helpfull!!

    From the new joiner (does not necessarily
    mean new to the issue under discussion)to 'THE ALL STAR' (1500 plus). You all know who I am refering to, It is not hard to notice the game and the players.
    The Who is Who.

    Chasing the issue which interested me I was doing all kind of manuevers to get to
    forums held years back as well as relevant to the present. It is some experience!!

    I suggest you try to follow by the subject
    which most interests you and you end up
    seeing the knowledgeable members paying attention to the humble beginnes
    questions and concerns.

    Then you can post your thoughts.

    Hiya,

    Don't forget, after the same questions have been asked a few times the answers get smaller and smaller. Almost everything that you need to know to invest properly is already answered here somewhere. Go to "forums", at the top of the page. Then, do a search for the key words of the questions you have... You'll be suprised at what you find.

    If you have any creative mortgage questions that you want answered, Objectively, let me know.

    Hard money lenders are everywhere. Just go to google.com and type "hard money lender", you'll have more than you need.

    what kind of money will the guy pay in Vermont? Where is the property? what is it? what do you thing the value is? what did you pay for it? how much work does it need? How long does the person you are flipping the property to need the money? Answer all those questions and then email me pictures of the interior exterior and I will find you a money guy

    I did not see a post by Ron Legrand, saw Steve Cook but he posts here, saw some others I did not recognize as giving any kind of valuable advice.

    Actually John, we broke some more records yesterday with 6,000 hits in one day, 143 new members in one day, and 325 posts in one day. But hey who's counting?

    I am just honored to have great posters here, the old veteran investors and newbies alike.

    I hope that I can keep up with the feature demands. (sigh)
