If you win a vacant property at a foreclosure auction, how do you gain entrance to the property??

    Try a locksmith!

Bring some cutters! Try to use a window!

I thought of the locksmith. lol

But won't he need to see that I own the property? When buying at the foreclosure sale, the deed is not given to you right away. I'll receive it in a month when I close, but until then, is the property off limits??

At time of sale, they normally tell you, you dont own the property until you close.

So, there's no way to get into the property at all? They said the deed will be given at time of closing.

That's understood, but then even after I get the deed, then is it as simple as going to a locksmith and showing him the deed, and he'll open up the property for you?

I have always been given a key.

You were given the key?? Wow! The lender had complying ex-homeowners that gave up their key??

I thought some of these people are so vindictive that they would trash/destroy the house before they left. A big surprise for new homeowners.

Please approach the property with great caution. I did not and I produced my little T rod and riffler and opened the front door and walked in only to be inundated by a container of water that had been suspended over the inner portion of the door.

That was excusable what was not was the crushed beer cans that had been inserted thru the cleanout into the 4 inch waste line.

Yes the prior owner had even left a note for the new owner nailed to the wall by two rather large 10 inch spikes.

It listed in rather picturesque detail the events surrounding my birth. This was a bit of a suprise. I did not know it was a matter of common knowledge.

But such is life way out here in LaLa land where our new Governor pronounces the States name correctly
with the correct Spanish inflection. This I might add for the first time since we stole the place from Mexico, who stole it from Spain who stole it from the local inhabitants who now run all the Casinos.

    We do have fun. Lucius

Here's the big question. After you put down your 10% down payment on the property, you are required to close within 30 days. Now, how can you get the loan from the bank if you can't get the property appraised on the inside of the house?

How will this effect your loan? Will you automatically be denied the loan?

Never walk without your Foreclosure Investor's Toolkit.
The hardware stores have some great ones on sale.
    ...what's that?...dunno...?
The Basic Package has a large screwdriver and a sturdy flashlight.
Pls note that I am not a lawyer and that this is not to be construed as legal advice....
