Vacant Building List

I'm new at this and am trying to locate "junkers." I have driven some neighborhoods and found some that were "Registered Vacant Buildings." Are these properties that I can buy very cheaply, or if they are on this list does that mean the city is keeping tabs on them?

I'm wondering if I can wholesale these types of properties.

Any comments would be helpful if you have experience with these types of buildings. Thanks.

My first question is how do you know they are "Registered Vacant Buildings"?
If you've gone and got the address already I'd say the next step is to track down the owner. You can do this by looking at where the tax record is mailed. You can sent a letter to that address or try and call the owner on the phone. Then you give them your dog and pony show about you being a real estate investor, blah blah blah and you make millions of dollars.

Interesting....I have been working on the same thing in my area....talking to the health department and building inspectors of different cities and counties. Some are much more helpful than others, though. I should be getting my first list from one of my contacts next week with over 400 homes on it. I plan to locate the owners through the courthouse and make contact with them...through mail, doorknob hangers if the property is vacant, maybe phone if I can find them. I think you are on to something!

Hi Shirley, did you ever receive that list of 400 homes by the way?

How did you find the contact info for the health departments & building inspectors- yellow pages under those headings? Which organization did you have better luck with?

    thanks!

Thanks for the responses. There definitely is a Registered Vacant Building (RVB) listing in St. Paul. We found it on the city's web site. Now we're finding that the trick is locating the owners through the tax records and then getting a phone number to contact them. Many of our "411" calls have not come up with a name or number. So... has anyone ever heard of, or used, skip tracers (I think this is the correct term)? Basically, as I understand it, we pay these special investigators to find these people and give us their contact info. I'd love recommendations if anyone has used this service before. Thanks.

    Happy investing.
