Home was listed prior to FC for 145 days at 299K.
Has been on the market for 30 days, listed originally at 257,900, now 253,900 (seems motivated).
ARV is $300K (very conservative)
Amount of updating required including landscaping is between 10-20K.
I was thinking of an offer around $225? Any feedback...
