title insurance
Here in Calif. the escrow/title companies
will not sell title insurance policies
to you for use to purchase at a
Trustee's Sale (auction).
Only after you own it will they issue
coverage.
I have learned no way around this
so far. (They will do a title search
for around $300. though)
As these are all cash sales, this
level of risk keeps almost everyone
away.
