Short Sale forms??

Hi,

I found the Mortgage purchase agreement, but could not find any other standard forms to process a short sale. Does anyone have a pdf for getting the owners consent to discuss the mortgage withthe mortgage company?

Thanks

Since the purchase of a mortgage doesn't involve the Homeowner/Mortgagor, their permission isn't necessary. Typically, they are removed from this type of transaction, and have no say who can or cannot hold the mortgage/note.

Simply make your offer to purchase the mortgage via an assignment. I usually include a good faith deposit check, and the Proposal used to support my request for a steep discount. You may also want to devise a way that they can communicate their of acceptance of your offer (so that you can complete your due diligence).

I have filled out the Mortage Purchase Agreement, supplied by this website. Is this the correct form to submit an offer to the bank? It ask for the owners informatin, but no loan, mortgagor info. Am I supposed use a different form?

I'm sorry. I'm not familar with the form. If the form doesn't make sense to you, perhaps it's the wrong form. What are you trying to accomplish?

Your post indicated that you are seeking to purchase a mortgage.

If you are are seeking to purchase the property, then you would not want a mortgage purchase agreement. Thats a totally different animal.

Have the Homeowners contact their mortgagee and request a short sale workout application. That's the first step.

You should check out A Short Sale Primer by clicking on the shopping cart and following the links.

    Thanks Ralph!

Have you been through the process? Is each lender different in their request? Is it best to start withthe lender and ask or have a basic offer package then add to it as they request more data?
