I am interested in contacting the owners prior to the sale, What are the things I need to do to make this successful. I have seen houses foreclosed on for half of what hud or va asks for the property. I have a decent contact letter but a checklist of things going in would be great.

    First you need to find out who is in foreclosure. You can do that by going to your county courthouse and looking for "Notice of Default" or "Lis Pendens" documents. Some county's have the information accessible online, you will have to ask to find out.

    Once you have a list of homeowner's, then start sending out letters via mass mailing. Send out as many letters as you can to homeowner's who recently received these NODs or Lis Pendens notices. You can try calling them to by locating their number through the internet (www.whitepages.com).

    Find a motivated seller and work out a deal with them. Always make sure you know everything about the property before purchasing it.
