Searching A Title For Liens

I would like to know of the way that i can check titles for liens in 10 minutes ,like other proffessionals on this site, is there a service that does this for you or must you go each time to the courthouse???


Again I am relying on your help.

    establish a relationship w a Title company. If you do enough business they will probably work with you on the fee!

    So let get this right.........

    Any local title company can check any local area propety for me ...........for a fee of course.

    It does not have to be the title company that was used for the original deal?

    So if true then I must find me a title company that will be willing to work with me to do title searches, which i think they can do quickly, like 10minutes or so, and get me the results that soon or is that too a misconcecption ???

    can a title company tell me in 10 minutes or so whats on the title?

    i'm not sure where you got this "10 minutes" thing. hahaha. a good lien search takes a bit more than 10 minutes. also, to get in good with a title company and start getting discounts and "in"s, you will need to know someone well there or bring in volume work, so they recognize your name and want you to keep working with them.

    but we have a system here in philly that you can check municipal and common pleas judgments online but we still need to go to the courthouse for the latest updated/satisfied info. in addition the courthouse is the only way to check water&sewer, taxes, localities, ucc's, nuisance, etc ... so you can see it could be quick for a wierd name (listings by last name) like "darwin balthazar" - but a "joe smith" will have you in there for hours, mad at the world because it's such a common name, you'll find liens for everything then have to determine which joe smith it is (by address, ssn, something...).

    I thought that I have read other posts that have said that with certain info about the property that they would know all about it in ten minutes.

    I know this may be a little boasting or it could have been the truth and that title searches could be done online somehow with the right agency or title company, That is why I am trying to find the right answer to this obstacle .

    Maybe some states can do online title searches and others can not, I am in florida and was just trying to see if ten minutes checks could really be done , but was skeptical, really I was, but curious too.

    As a Realtor I can check Public records online and maybe that is what you are referring to but that info is not completely up to date. It might give you a general idea of what is going on but is probably a few months stale.

    As a realtor what public records do you have access to, liens... or taxes.... or just comp info?

    All of is important to a deal I would think, but is not a title search to find any liens, or mortages on the propety? Or is there more info available after a search is done?

    Go and meet with a title officer, not a rep. Take them to lunch, explain what you do, and let them know you will be bringing them repeat business. It worked for me..

    I was told that it took 10 minutes in Florida. At least in Seminole County. I used a company called Core Settlements. They told me in Fl everything was done on-line. I ordered a Title with 24 months chain, cpl and a fee sheet. I left my office after the order app. 4:30pm and It was on my desk when I came in the next morning. I was in shock in Pa it can take up to 10 days.

    A preliminary title report might be done very quickly, but a full report often takes longer. They need to check for liens, of course, and also things like code violations, etc. My recorder's office is online, but they charge to view docs. I can tell that there is a lien and who the parties are, but not view the actual document unless I pay. Maybe you have something similar in your area.
