Protecting Your Investment

I just purchased my 3ed foreclosure and could use some advice.



This home is in Pa and I just found out it will take 30 days before I can take possession.

The delay has to do with providing an opportunity for lien holders to contest the foreclosure.



He is my problem. I am concerned that while waiting the 30 day the house may very well encounter water and or freeze damage.



Should I contact the current home owner to try to negotiate that the homes services stay on? If I do contact them what is the best approach?

    during escrow or were you to get keys a close of escrow..

    Well I guess that is the question.
    What is the best way to approach the current owner. Should I offer cash and try and get something in writing that the place needs to be in good order when he leaves? I am a little afraid of just upsetting him, leading to maybe intentional damage.

    How do most handle this peroid?
