Probate and the Quit Claim Deed
This is touchy. I entered into a purchase agreement and Quit Claim deed with a lady in foreclosure. Her hubby had died a few months before. A title search showed JS deed. I was ready to record the deed and pay off the mortgage when the county said it wasn't a JS deed and the property has to go through probate. I have a notarized Quit Claim and purchase agreement. What should I do next?
