Preforeclosures In PA...Where?

I was told to go to the record of deeds office and ask about notice of default properties. After they gave me a look as if I were nuts, I said is there anywhere I can go to find properties that are behind on there payments? They said we have no idea. So then I thought I would try the newspaper but nothing there either. What am I doing wrong. I have my letters ready to go and no where to send them. Any help would be appreciated.

    qball, u went to the right place, you prolly just didn't ask politely enough, compliment the person you talked to, engage in small talk or something. hehehe. if no dice on NOD, try lis pendens. also, go back and ask them if they know of a reputable title company that comes in to do searches often and to point them out if they're in there at that time.

    are you trying to buy or birddog? i can probably dig you up a few if you're investing. i'm in philly (and don't kno where laureldale is), but i have ties to a title company who does properties all over pa.

    Hey Jackman, Thanks for the help. I should be able to get in there on Wed or Thur.
    You said you have a title company that works all over PA? Laureldale is outside of Reading, PA. Which is about 1 hour from Philly. If they are able to help that would be great. I am trying to do a couple of different things right now. I usually rehab properties but have just started to bird dog.

    excellent, well i wish u luck in dealing with those people there. in about every county i've worked in, the people at the counter tend to feel important (but unnoticed, hahaha) and they hate when people come in to get copies of judgments, screaming, etc.. and are loud and obnoxious, thus, they've become real cold toward helping people. but that's why i say, if you speak politely with them and as them the right way, they can help you a lot. actually this works with about anyone ... i really know how to stroke an ego without seeming brown-nose'ish. hehehe

    if you don't find any title company there, pm me and i'll send you the number of a small company there that does the title work. i have contacts for searchers in every county in PA and most of Jersey too. they're cheap too (relatively speaking)!

    I hae an ex-sister in law that is still close to the family. She works for a title search company. Her name there is pretty high up I think. I even found her one time when I was doing a search on my last name. I don't know why I haven't thought of her before ( I don't see or hear from her much).

    q, sorry about the delay in getting back to you. tell her to have one of the searchers run a foreclosure search - basically it's deed, open mortgages and federal judgments (on address or owner name).

    Try contacting a title office in your area and ask them who publishes their legal paper. If they act like they dont know what you are asking about. Tell them the paper that has all the defualt filings, divorces, foreclosures etc..... that they recieve each month.

    If you have a Chicago Title office in your city you should have no diffculty with this. And all(so far for me) these offices will put you on a mailing list and send it to you for free..
    Others do charge a small fee for thier time and postage. good luck

    Hi Jack - Maybe you could help me also with title companies since you have alot of connections. I live in the South Jersey area. Also, do you know where/how I could find preforeclosures in South Jersey? Thanks.

    q, the recorder of deeds office is the wrong place to go, from experience, they do look at you as if you have three heads. you want to go to the prothonetary(sp?) office, ask to see the complaint in mort. foreclosure lists.
