how does an owner begin to get out from under a preforeclosure? Should he get an agent to list the house first and then talk to his lender about a short sale?

my parents were about to go into foreclosure so we listed it with a realtor for a "quick sale", but 3 months later, the mtg company was hounding my parents for the money. my parents asked if they could do a short sale and they wouldn't work with them. 3 attorney letters later, they neg a short sale with the realtor. this may not be the case with everyone, but that is how it went for us.
