Pre-Foreclosure Listings In Maryland...Newbie Needs Help

Hello Everyone,

I am trying to locate an online resource that will provide me with detailed Preforeclosure listings. I subscribed to www.Pre4closure.com but the only information they send is the case number, owners name, statement of debt and Plaintiffs name. Even as a newbie, i realize i need more information than that smile. I am trying to prevent a visit to the county recorders office in downtown Baltimore. If anyone has any information, I would appreciate it. Thanks so much and I look forward to hearing from you.

    What I assume you are looking for is title information (title search). Depending on your volume of business you do with the Title Company they may run a preliminary search for you at no charge. I you do not want to do a title search your self then you will have to pay for one done and this may not be cost effective.

    Thank you JohnMichael....actually, the information that I receive doesnt even give me the "defaul" amount. I realize that I will need to find out if there are any additional liens on the property which ,by the way, the sellers will have to sign an autorization letter to the lender to release to me...right? but at this point I just want to be able to see how much the seller is in default. County Recorders website in California gives all of that information. I look forward to hearing from you and Thank you so much for replying. grin

    You might be able to get it online if your county has a registry of deeds site. Try calling them and see if they offer that. I have one here that does it, and they also will print them for $1 a page if you cant access it.

    Some times you can contact the trustee or sheriff for default amount. Your list service seems to not provide much. Have you tried the legal newspaper in your area?

    Some of the trustees and or sheriff web sites will list this information as well.

    You are correct that you will need an authorization to release normally before speaking with the lender.

    Thank you.....I am going to the county recorder's office on Monday if it doesnt snow here. I will see if they have any "detailed" information. I called them on today and was advised they do but you never know. I will keep you posted.
