If it's a property that I REALLY would like to have:
1. I use self-address stickers with MY NAME (but the company return address)
2. I'll hand write the recipient's name and address.
3. I use a REAL stamp.
This definitely increases your chances of getting that thing opened, but it'll still probably get junked.
So, I also use postcards to place on doorsteps that say, "CALL ME." and they explain what I can do for them.
A little repetition with variance will see to it that you get a reply IF the folks are going to reply to anyone.
