This is a bank foreclosed house in a nice neighborhood with one of the best school districts in Pittsburgh PA, 3 beds 2/1 bath, 1 car garage. The house is nice shaped and in a livable condition, only couple things needs to be fixed in order to make it look nicer. I would say around $3000 at most which includes paint for the entire house and some handyman stuff. The owner owes bank 170000, but bank only ask 120000 for this house? Since it is a nice livable condition, many buyers looked at that house, when I was there, there were two other groups of people were looking. The couple drawback of that house it is in a school district that does not bus the children and schools are nowhere in walking distance, so if I buy it and try to resell it, it will likely eliminate some young couples with small children and it has only one car garage and most people in the area has two.

The FMV I would say around $135000 - $140000. My husband told me I should put in a initial offer of $108000 (by the way this is cash offer) and I think it is too high and he said if I don’t offer high enough I may not get the house and I said it does not matter I want it only if I can make money on it and if it does not make money for me then the house means nothing to me?

Any advice? thank you
