Here's what you do. I know it sounds crazy, but put an ad in the paper that reads "need to sell your home? etc" but also in the same ad, put something about "need a new home?" "rent to own" "bad credit" Change it to however you want, make it sound like you buy homes and that you have programs available for people looking for homes. You will have people call you looking for what you've got. Tell them that you just got rid of your last property but will have more coming up soon and find out what they are looking for, what area, what price, credit scenario?, how much they are thinking about putting down, etc.
Then just create a database to keep handy. But...and I do mean but...don't keep these people hanging, true you will get more, but it is easier to find people than properties, so go about finding properties first, the people are a lot easier to find.
