Need Some Experienced Advice!!!

I'm new to REI. I trying to figure out if I should buy a rental property first or a rehab. What do you think is the best for starters? I just started my own business. I got some money to get started. I feel I got every thing in place. But I'm a little nervous.

    That depends on what your goals are and what type of skill set you have. I'm currently doing both:

    1)Rehabs for large intakes of cash
    2)Rentals for steady PFC

    Seems to be working ok, however, I'm fortunate to have a friend who spent 20 years as a contractor. He is the only reason I'm capable of doing rehab projects.

    I would say to invest in your education first before you buy any thing. the only reason is so many have made the mistakes and you can learn from them. Ron LeGrand has a great course on rehab's. the landlord thing is cool to, but make sure today's cash flow needs are taken care of before you go out and become a landlord.

    Depends on your strengths. If you are very sure of yourself with rehabs then do that, but if you read through many of the posts on rehabs, you will find that many wished that is NOT how they wish they had started out. Again, unless you absolutely know everything or close to it about rehabs then I would steer clear of them.

    Rentals is a great way to do some light rehabbing (hopefully) and learn at the same time.
