Anyone have a letter of purchase or some that I can send to the owners of a distressed property. The owner is out of state. Should I put $dollar amounts first or wait until he respond?

    I suggest you hit them up with you best message. As long as your offer is reasonable. Remember you have not been inside the house. The owner also may have not been in the house in a long time. So make your offer, and let them know that is what you are offering now. And cut it off. Then when they call you, let them know that your offer is based on the exterior. You still have to take a look on the inside.
