Need Help getting started with Preforeclosures!

I am fairly new to investing, and would like some help to get my first deal on a Preforclosure, or doing Lease Options. I'm reading as much as I could, but can't seem to get out there to make offers, and not sure what type of contracts to use. I live in the Atlanta area and would like to have a good mentor to get me started. I have good credit ,some cash and I'm very motivated. I currently own two single family rentals. Thanks for all your great posts on this site. I have really learned a lot here.

    Have you considered becoming a bird dogger? Bird doggers generate leads for investors. If the investor purchases the property, then you get paid. You can ask the investor to explain the technique they used to purchase and sell the property so that you can better match up sellers to his needs. You get paid while you learn.

    If you truly want a mentor, then you should attend a local real estate investment club in your area. You can find one by clicking on the "Web Links" button at the top of the page. Scroll down and click on the state you live in. It will give you a list of clubs in your state.

    Another way of networking with investors for bird dogging is to call their ads in the paper. Explain to them that you find motivated sellers for investors and ask if they'd be interested in your services. You should get an overwhelming response if you do that at a REI club meeting. Good luck.
