Need Help approaching owner in pre-foreclosure

Please someone share your experiences with approaching a homeowner in preforeclosure- what do you say? Should I mail a letter or go to their door? I'm nervous about this step. I've tried to get some input at the beginners forum and the birddogging forum without luck- please someone post and let me know what to expect in my conversation with the owner? Thanks in advance!

    Glad to meet you.

    Is there some reason you feel that you should be contacting people who are in self denial and are very difficult to deal with?

    Most people who are in pre-forclosure are normally on the verge of Bankruptcy. So their Attorney will advise them to stay in the house until the Sheriff comes and orders them to leave.

    If they really wanted help they would have done something before it got to the point of pre-foreclosure.

    I would say these people get a minimum of 30-50 post cards, letters and phone calls the moment a Notice of Default is filed at the Court House. You are asking what can I say to these people that all the others have not already said, chances are to no avail.

    What about all the sellers out there who just want out, for many reasons, these are great Subject To deals or properties re-habb people are looking for and the list goes on with various investing methods.

    I would think a Bird Dog would look for the easy to make money deals first. Work smart not hard.

    Just the way I see things.

    First of all, thank you sooo much for responding! I have seen your knowledgable posts on the board and am happy to see you taking an interest in my question.

    Secondly, I have been asked to bird dog for someone who is interested in pre-foreclosures in my area (southern Cali) so this is why I am going this route. I just want to get a few deals under my belt and get the ball rolling. So what do you suggest? I'm just timid and want someone to walk me through the steps or reassure me along the way during my first deal

    Michelle.

    First you will need more than one investor to get rolling.

    Are there any REI Clubs in your area, this is a great place to start net working with investors looking for deals.

    I just believe that pre-foreclosures are a tough way to start for the new person, when other investing methods are available to you.

    If I were a timid person, what I would do is take a class in acting at your local community college. Then I would put into practice what I was taught.

    You would be surprised instead of Michelle the timid one, you would now become Michelle the Queen of the Bird Dogs.

    It is a simple as taking on a role just like in a play. Step outside the box and leave the timid one behind. Acting classes will teach you how to do this.

    Great investing to you Michelle, just ponder on my advice.

    Thanks for the advice! Funny- I actually have done some acting in the past... but I still get stage fright So I like to know my script

    I will definitely look for an REI group in my area per your advice. I have the Carlton Sheets course which I find informative and helpful. My problem is getting beyond the planning stage and actually doing something because I get nervous. I'd most like to just tag along with someone start to finish to see how it's done- any form of investment deal would be fine as long as I could be there each step of the way.

    Anyways, thanks again for the tips- I sure would love to pick your brain sometime! Could you loan it to me for a week or two? LOL Thanks again John!
