Motivated Landlords/Sellers??

I am trying to get some good ideas on how to find motivated landlords that are looking to sell their multi-family houses. Does anybody specialize in this? Does anybody have any good ideas on how to start doing this? Any comments/ideas/suggestions would be greatly appreciated! Also, how do I go about searcing courthouse records (Union County, NJ) for notices of default?? I am trying to find a way to search for motivated sellers on a regular basis. Would Foreclosures be the way to go with this? I have heard that it takes some expertise to successfully pull off a foreclosure sale... Thank you, Matt Kling [ Edited by joel on Date 02/11/2004 ]
