Looking For Pre-Foreclosure And Foreclosure Lists

Does anyone know where to go or how to find lists on pre-foreclosures and/or foreclosure properties that are current?

It seems that by the time I find one or two properties they have already been bought or foreclosed on.

    I have used realty trac. they actually show you when the owner is NOD or notice of default on there loan. then it shows NTS or notice of sale when the bank has given the owner 90 days to come up with what they owe or the house gets sold at an auction. and then finally it shows REO which means the bank has taken posession. its the best one I have found so far but it costs 24.95 a month and anyone can get it so even though you know quickly when someone is in pre-foreclosure, so do many others. good luck. www.realtytrac.com

    Email me for the web address of the company. I verified the accuracy and they are the best I have found for my area.

    They charge a one-time fee of $59.00 per year.

    I use an online company but I think they are only California www.RETRAN.net
    Realty Trac is very good and works well in your area. But remember you have to run. There an awful lot of people out there doing the same thing and you just have to be better.

    I subscribe to a daily newspaper called The Daily Commerce which gives you up to date NOD's,Trustee Sales, and REO's. Its $247 for a yearly subscription. But with 365 copies your bound to find a serious "Don't Wanter".

    Have you ever thought about maybe going to the courthouse and creating your own list? How many peopel, i.e. your competition subscribe to those lists? How fresh is that info?

    First, you need to know which state you will be working with. I use Profiles Publications, Inc. (718-335-3908) which is great for NYC.
    I believe FL is by county. My friend went to the court house in Broward, FL and the court house gave in a list for a small fee.
    For every state there is a different listing agent that is great. Just make sure that the entity that is providing the list is the one that is actully creating it and not copying the list from another source. :-o :-o

    Try looking in the local newspaper. The trustee is required to run a legal ad for three weeks prior to the auction.

    I live in chi-town and just recently purchased law bulletin pre-foreclosed and foreclosed homes report from city hall courthouse building for $14.00. It has information on the bank, homeowner, attorney, face value, balance due, mortgage #, tax pin #, what county, whether or not it is in court . This law bulletin report is updated every three months. So start with your court house and purchase a copy and send a letter to homeowner or get int touch with lender. good luck !

    If you want the name of the company that provides current pre-foreclosure lists for South Florida including Broward, Dade and Palm Beach counties then email me.

    The company also has list for New York and New Jersey.

    The cost is the best only $59/year. The leads are up to date.
